Why the Ranch
Most indoor party venues in Central Florida look the same by the time you have seen three of them. A room with a folding table, a two-hour slot, and somebody knocking on the door when your time is up.
This is thirty acres of working cattle ranch. Open ground, mossy oaks, a barn, the herd out in the pasture, and the kind of Florida sunset people pull over for. Your people get room to spread out, the kids get to meet real animals, and nobody is watching the clock but you.

Graduation season runs May into June. We take one private event per day, so tell us your date and window and we will tell you whether it is open.
A four-hour event window, with approved setup beforehand and breakdown afterward, gives everyone room to enjoy the day without feeling rushed.

Real Events, Real Ranch
These are real celebrations held at Faria’s Sunset Ranch — real families, real setups and a real working-ranch setting. You bring the celebration you have in mind. We provide the ranch setting, event area and a hosted ranch-and-animal experience.
Balloon arches, backdrops, inflatables, tables, chairs and other party details can be brought in by you or your approved vendors, giving each event its own look and feel.

The Foundation
This is the same in both packages. The animals, the hours, and the guest count do not change based on what you pay — the only thing that changes is whether we line up your vendors for you.
Four hours of event time, with approved access before and after
Standard windows are 11:00 AM to 3:00 PM or 3:00 PM to 7:00 PM, subject to availability. Weekend events are available by reservation, with one private event per day.
Included with every event
Every private event includes a hosted ranch-and-animal experience led by a Faria’s Sunset Ranch host. Guests can meet and enjoy some of the ranch animals, which may include our mini pony, calves and cattle depending on the animals, weather and ranch conditions that day. The experience is supervised by our host and does not include unrestricted access to livestock areas or pasture.
Tables and chairs are not included. Those come from you or from a rental vendor — it is one of the categories we can help you source if you add Vendor Coordination.
Pricing
The ranch, the hours and the hosted ranch-and-animal experience are identical in both. The only difference is vendor coordination.
The only difference between the two packages is vendor coordination.
You arrange your own outside vendors and pay them directly. Tables and chairs, food, cake, decor, inflatables, photography — all yours to line up, subject to our approval and insurance requirements.
Tell us what you need and we help source appropriate vendors from our preferred network, then act as the ranch-side point of contact for them: communicating approved arrival times, coordinating property access, and aligning arrival and setup with your schedule. You approve the vendors and pay them directly. Covers up to 3 outside vendors.
Up to 40 guests included. Additional guests are $10 each, up to the maximum we confirm for your date. Tell us roughly how many people you are expecting when you reach out and we will confirm what works.
The Honest Version
You plan the celebration. We provide the ranch, the experience, and — if you choose coordination — help get the vendors in place. We are not a caterer, a bakery, a decorator, or a party company, and we do not pretend to be.
The $295 upgrade includes coordination for up to 3 outside vendors. Additional vendors are $75 per vendor and need our approval first — we take those case by case, based on event logistics, property access and the schedule for the day.
Vendors
We work with a trusted network of local vendors across the services below. If you add Vendor Coordination, tell us what you need and we’ll help source appropriate options, coordinate with the vendors you approve, and manage ranch-side logistics. With The Ranch Day, you’re welcome to arrange your own approved vendors. Every outside vendor is an independent company, and vendor services are paid separately.
Vendor fees are separate and are not included in the $850 Ranch Day or $1,145 Ranch Day + Vendor Coordination package price.

How vendor approval works
The Ranch Experience
Included in both packages. For guests looking for a ranch venue with animals, both packages include a hosted ranch-and-animal experience led by a Faria’s Sunset Ranch host. Which animals come out depends on the animals, weather, ranch conditions and animal welfare that day.
We run registered Brangus here, and they are the reason this place exists. Your group sees them from a safe, supervised spot with one of us right there. These are large working livestock, not exhibition animals — nobody goes into the pasture or walks up to the herd on their own. Our mini pony is the one the kids remember. She comes out to meet everybody, and there is time for petting and photos with one of us right there. We do not offer pony rides — we would rather tell you that now than have anyone disappointed on party day.
When there is a calf up at the barn and the timing works for her, we will bring folks in for a closer look. We do not promise it — that depends on the animals that week — but when it happens it is usually the best part of the afternoon.

The Property
Your celebration takes place in a designated ranch event area that includes a covered, open-sided space, surrounded by open ground, pasture and mature oaks. It is a working cattle ranch, so the rest of the property stays working while you are here.
Power access and water access are on site and included, which is what most vendors will ask about first. A portable restroom is included. If you want an upgraded restroom trailer for a larger or dressier event, that is one of the categories we can help you source.
Parking is in designated areas on the property, and we will walk you through where your guests and vendors come in. We host one private event per day, so your designated event area will not be shared with another private party during your booked access window. On Sundays, a booked private event takes priority over public ranch visits, and visits are not scheduled in a way that interferes with your event, setup or breakdown.

How It Works
Call, text, or send the form below. What you are celebrating, your date, and roughly how many people. That is enough to start.
We take one private event per day, so the first real question is whether your date and window are open. We will tell you straight, and tell you about your backup date too.
You arrange your own approved vendors, or add coordination and we help source them from our preferred network. You approve and pay them directly either way — with coordination, we coordinate approved arrival times, property access, and vendor setup timing.
Come out two hours early to set up. Four hours of party, including your hosted ranch-and-animal experience. One hour afterward to break down.
Before You Book
Schedule a visit and walk the event area, see the barn and parking setup, and get a feel for the ranch before choosing your date. Private ranch visits are available by appointment for prospective event customers, and exact location and arrival instructions are provided after your appointment is confirmed.

Before You Book
Uneven ground, pasture, fencing, and working equipment. Closed-toe shoes are a good idea, especially for kids. This is not a paved, level, purpose-built event facility — and that is the whole point of having your party here.
Adults supervise children at all times. Nobody enters a pasture or approaches the livestock without one of us. No chasing or feeding the animals outside the hosted experience. The animals are working animals and we look after them first.
Events here are rain or shine. The one exception is if we decide conditions on the property are not safe, and that call is ours to make.
Our ranch event area is covered and open-sided, but it is not a weatherproof or guaranteed indoor backup. Plan your setup with Florida weather in mind and talk it through with your vendors. If we cancel because conditions are unsafe, everything you have paid transfers one time to another available date within 90 days. If you decide to call it off for weather while we are open and able to host, the booking terms above apply.
Outside vendors provide a certificate of insurance at least one week before your event. Inflatables and water slides must come from an approved vendor. We hold that line for everybody's sake, including yours.
Approved setup and vendor access runs up to two hours before your event, and breakdown up to an hour after, so plan your vendors inside that window. Take out what you brought in. Park in the designated areas. Leave the gates and fence lines alone. Simple stuff, and it keeps the ranch running.
Alcohol is not permitted at this time. Smoking and vaping are not permitted in the event area.

The ranch is in Clermont, in Lake County, and is an outdoor private event venue for families, private groups and small teams across Central Florida and the greater Orlando area. Private ranch visits are available by appointment for prospective event customers. Exact location and arrival instructions are provided after your appointment is confirmed.

The Ranch Day is $850. Ranch Day plus Vendor Coordination is $1,145, which is the $850 ranch day plus a $295 coordination fee. Both include up to 40 guests and the hosted ranch and animal experience.
Your event itself is four hours. Standard windows are 11:00 AM to 3:00 PM and 3:00 PM to 7:00 PM, subject to availability. Approved setup and vendor access may begin up to two hours before your event, and breakdown may continue for up to an hour after. Additional event time needs our approval and is $150 per hour, billed in 30-minute increments. That is the same in both packages.

Vendor coordination, and only vendor coordination. The ranch, the four-hour event window, the 40 guests and the hosted animal experience are identical in both. With The Ranch Day you arrange your own outside vendors, subject to our approval and insurance requirements. With Ranch Day plus Vendor Coordination you still select and contract with your vendors, and we act as the ranch-side point of contact for them, communicating approved arrival times, coordinating property access, and aligning their arrival and setup with your schedule. That upgrade covers up to 3 outside vendors; additional vendors are $75 each and need our approval. You pay those independent vendors directly either way.

Yes. You can bring your own food or use vendors of your choosing. Any outside vendor working the event needs to provide a certificate of insurance at least one week before your date. Inflatables and water slides are the one exception: those must come from an approved vendor.
Yes, and it is included in both packages. A Faria's Sunset Ranch host leads the experience with your group: seeing the cattle from a safe supervised spot, meeting our mini pony, time for photos, meeting and petting the calf when the timing is right for her, and a short plain explanation of how a working cattle ranch actually runs. Which animals come out depends on the animals, weather and ranch conditions that day.
Not at this time. We do not offer pony rides. The mini pony comes out to meet everybody, and there is time for petting and photos with one of us right there. We would rather tell you that up front than have anyone disappointed on party day.
Yes, but inflatables and water slides have to come from an approved vendor. That is a safety requirement, not a preference. Ask us and we will point you to the ones we work with.

Yes. Private ranch visits are available by appointment for prospective event customers, so you can see the event area, barn and parking setup before committing to a date. Private property — visits by appointment only. Exact location and arrival instructions are provided after the appointment is confirmed.
Events are rain or shine, unless we decide conditions on the property are not safe. We do not have a guaranteed indoor backup space, so plan for Florida weather. If we cancel for unsafe conditions, your payments transfer one time to another available date within 90 days. If you choose to cancel for weather while we are open and able to host, the standard cancellation policy applies.
A $250 non-refundable booking deposit reserves your date, and the remaining balance is due 7 days before the event. One date change is allowed with at least 14 days notice, subject to availability, and your deposit transfers to the new date. If you cancel 14 or more days out instead of moving the date, the deposit is forfeited and there is no additional cancellation charge. If you cancel 7–13 days out, the deposit is forfeited and any amount paid beyond the $250 booking deposit will be refunded. If you cancel less than 7 days out, all payments are non-refundable. Standard event time is four hours. Additional event time must be approved by us and is $150 per hour, billed in 30-minute increments.

Not at this time. Right now we are focused on birthdays, baby showers, graduations, anniversaries, family reunions, church and company gatherings, and other private ranch celebrations. If you are planning something along those lines, we would love to hear about it.
